ECR Closes Sale of Bergstrom Tech Center to Austin Community College

ECR brokers Jason Steinberg and Isaac Gutierrez represented the ownership of Bergstrom Tech Center in its $130.5 million sale to Austin Community College, closing April 15 in what stands as one of the largest commercial real estate transactions in Austin so far in 2026.

Eight Years in the Making

ECR’s involvement with Bergstrom Tech didn’t begin with this sale. It began in 2018, when the two-building, 560,000-square-foot campus near Austin-Bergstrom International Airport was sitting at roughly 40% occupancy. Our team leased both buildings to full occupancy within about 24 months, stabilizing the asset and positioning ownership for long-term success.

When a large vacancy emerged years later, it ultimately opened the door to something bigger.

A Campus Built for What’s Next

ACC’s purchase, funded through its 2022 General Obligation Bond, transforms Bergstrom Tech into the permanent home of the college’s Infrastructure Academy. The campus will house specialized programs in advanced manufacturing, automotive technology, building construction, welding, HVAC, and other skilled trades. By choosing to acquire and renovate rather than build from the ground up, ACC saved an estimated $100 million and accelerated its timeline by years. The first phase is projected to serve up to 3,000 students, with significant room to grow.

Once fully built out, the campus will become ACC’s second largest, behind Highland.

A Win for Austin

Southeast Austin has quietly become one of the most consequential corridors in the region, and this deal reflects that. A world-class workforce training campus, a fiscally responsible use of bond funds, and thousands of students gaining access to high-demand careers.
