Challenge

• ECR was hired by Tuple Labs, LLC to serve as its commercial real estate brokerage firm to help find a long-term creative office solution for their firm.
• At the time, it was very important to Tuple to have downtown space that was ascetically pleasing and would ultimately help create a culture that would hire and retain their talent.
• Tuple had outgrown their current space and was in need of space quickly. Due to ECR’s recommendation, Tuple Labs leased a temporary co-working space while ECR searched for great long-term solutions.

Strategy

• ECR developed a leasing strategy by fully understanding Tuple Labs budget, growth projections, layout, and target dates to meet. This not only protected Tuple Labs bottom line but also ensured long-term success for Tuple Labs culture and overall satisfaction with the leasing process.

Results

• Through its strategy and efforts, ECR was able to secure a full floor office space at 815 Brazos with a below-market rate and large tenant improvement package.
• This allowed Tuple Labs to build out an amazing space for their employees and provide a culture that allows their employees to work hard, play hard in a creative environment.
