Strategy

ECR developed and executed a focused and proactive marketing strategy targeted towards the brokerage community as well as directly to tenants in the area. The strategy consisted of the following:

  1. Utilized ECR’s in-house marketing resources to create attractive new marketing materials boasting the building’s location, quality and amenities
  2. Installed attractive property signage to showcase the lease opportunities at the property
  3. Strategically executed an email and direct call campaign targeted towards Austin’s office/medical leasing professionals to spotlight The Schoolyard
  4. Proactively called and emailed tenants to introduce the opportunity to office at The Schoolyard
  5. Created and practiced a professional prospect tour through the project, boasting the amenities and future planned upgrades
  6. Followed up with all opportunities and leads consistently and effectively

Results

ECR executed multiple new leases within the property immediately after commencing marketing efforts for The Schoolyard. Several successes for the property are as follows:

  1. Within five months of listing the property ECR executed five new tenant leases to raise the property’s occupancy from 79% to 99%
  2. Increased the building’s rental rate by over 11% during the leasing effort
  3. Sourced quality long-term office/ medical tenants with strong lease terms
