ECR was hired by Texans Care for Children, a growing non-profit focused on improving the lives of Texan children through policy change, to help find an interim solution
in their original building and simultaneously source and negotiate a better long-term office solution.
Texans Care for Children occupied two spaces in the same building as a temporary solution to accommodate their growing team. The two leases were not coterminous, with the lease for the smaller space used as a conference facility expiring prior to the lease for their main office within the building. The landlord had originally denied the request for a short-term lease extension on the annexed space and was focused on expanding Texans Care For Children within the building, which did not align with their goals.
ECR and Texans Care for Children worked together to ensure a clear understanding of the company’s ultimate long-term office space needs, budget, items to avoid, targeted timelines and the immediate challenge of maintaining their footprint in the building while evaluating other options. It was important for Texans Care for Children to solve their immediate challenge and then focus on negotiating a deal with an aggressive rental rate, to minimize out-of-pocket construction costs, and hit their timeline to avoid holding over.
Through its market knowledge, relationships, and diligence, ECR was able to negotiate a short-term extension in Texans Care for Children’s original building to be coterminous with their original lease. After solving for the immediate challenge, ECR was successful in finding an optimal space and successfully negotiated favorable lease terms for our client including a below market rate, a $90,000 TI Allowance (one of the highest at the building year-to-date), and on schedule with the targeted timeline.
