Pioneer Bank was looking around the 35th Street and Lamar area to develop its headquarters building which is a land-constrained area for development sites.
Through brokerage networks and calling on opportunities, ECR was able to source the former Marimont Café site located at 38th Street and Guadalupe.
Pioneer Bank was able to purchase the site for its new headquarters building. ECR was hired to market and lease the excess space at the building.
Strategy
ECR leveraged its marketing resources and team to take consistent pictures of the development progress to send out to the brokerage community.
A custom drone video was also completed to help showcase the location and amenities within the area.
The ownership and ECR worked together closely on the development plans and shell condition for prospective tenants to ensure the leasing/construction processes were as smooth as possible.
Further, ECR hosted strategic tours through the building during the construction process and created a marketing center within the construction trailer.

With ECR’s early marketing efforts, much of our lease space pre-sold prior to the completion of our building and the remainder was leased within 8 months of receiving our certificate of occupancy.
