Challenge

With Low Voltage Solutions’ lease expiration upcoming and a desire to relocate south from Braker Lane, ECR was hired to serve as Low Voltage Solutions’ industrial lease advisor and to assist with finding the ideal space and doing so quickly.
Low Voltage Solutions has plans to develop its own site in the upcoming years, but needed an updated space, located closer to most of their projects and clients in the interim.

Strategy

ECR and Low Voltage Solutions worked together to ensure a clear understanding of Low Voltage Solutions’ long-term goals, budget, timeline, and other critical items.
With an approaching lease expiration date, ECR was able to efficiently and effectively survey the market and present several options that met Low Voltage Solutions’ needs.

We needed to relocate our commercial space to a new location south of Austin. At that time, lease space in the Kyle / Buda area was very limited. Steve Pannes and Lee Ellison understood our needs, sourced multiple locations from which to choose, and negotiated effectively with property management to source a location with the amenities we required within our budget. Their performance was prompt, informative, proactive, professional, and flexible given the challenges of the available inventory in this area. Additionally, the relationship did not end with the signing of the lease. They have followed-up periodically to ensure property management provided what was promised, and sometimes they just call to say hello. Through its market knowledge and broker relationships, ECR was able to source and secure an option that met Low Voltage Solutions’ needs within the accelerated time frame at 100 Precision Drive in Buda, TX.
Additionally, ECR was able to successfully negotiate with the landlord to cover the cost of premises upgrades, such as new paint, an automatic overhead door, and a keypad/remote system for the overhead door.
