Expand the Austin office and stay in a highly amenitized office building near the State Capitol.

Challenge

Staying in the current space was not an option, so relocating to another suitable space in a building with Capitol views and elevator lobby exposure was required for the client.

Strategy

ECR scoured the market for options available in IJ’s current building as well as other options nearby. ECR secured several options for IJ to pursue, including remaining at 816 Congress.

Results

ECR negotiated a very attractive 8-year term that provides IJ with the ability to grow and thrive near the Capitol. The new lease provides an attractive lease rate structure, a significant construction allowance, early lease termination, and other concessions.
