Reger Holdings and ECR needed to differentiate EastVillage by highlighting its unique blend of lifestyle, accessibility, and flexibility—while identifying growth sectors still expanding, such as life sciences and research & development. Structuring a complex build-to-suit deal in this market required coordination among multiple stakeholders and creative problem-solving.
Strategy
ECR developed a comprehensive marketing and positioning strategy that emphasized EastVillage’s mixed-use environment and its ability to accommodate high-spec R&D and lab uses. Partnering with STG Design, Opportunity Austin, and Reger Holdings, ECR proactively engaged qualified prospects across the Bay Area and national life science markets. This targeted outreach led to discussions with BillionToOne, a leading molecular diagnostics company seeking to expand from Silicon Valley into Austin.
To overcome development and financing challenges, ECR facilitated collaboration among Reger Holdings, BillionToOne’s existing landlord (Tarleton Properties), and other key partners to structure a 223,000 SF build-to-suit agreement tailored to the company’s technical and operational needs.
Results
The resulting transaction delivered one of Austin’s most significant life science commitments during a period when most new projects had paused. BillionToOne’s relocation to EastVillage validated the Reger’s vision as a premier innovation hub and demonstrated the effectiveness of a targeted, research-driven leasing strategy.
