Challenge

ECR was hired by Braun Enterprises in the Fall of 2012 to provide marketing and leasing services for Centennial Towers. At this time, the property’s occupancy rate was in the mid-70’s and a new lease hadn’t been signed in several months at the building. The ownership decided they needed to make a change with the brokerage role and hire an aggressive leasing team with new ideas in order to create lease activity.

Strategy

ECR developed a marketing and leasing strategy targeted towards obtaining new tenants for the project while working with existing tenants in the best manner possible. The strategy consisted of the following:

  1. Utilized ECR’s in-house marketing resources to create attractive marketing materials for the property
  2. Installed creative property signage with each availability listed and placed X’s over each leased space to create buzz amongst car traffic
  3. Strategically executed a direct call, email, and internet marketing campaign targeted towards the brokerage community as well as directly to tenant prospects
  4. Followed up with all leads and opportunities consistently and effectively
  5. Scheduled meetings with current tenants to execute renewals before they had a chance to tour the market
  6. Created and practiced a professional property tour through the project boasting the amenities of the property
  7. Strategically created spec suites for immediate occupancy of our smaller office suites and created a board of the finish selections to showcase on tours

ECR was hired to provide an aggressive marketing campaign for Centennial Towers and bring in new ideas in order to lease several suites which had been vacant for several years. Through these marketing efforts and their consistency, ECR has leased up the majority of our vacancy, met and exceeded our expectations, as well as added a tremendous amount of value to our building.

Results

ECR executed 9 leases totaling 40,000 RSF at Centennial Towers within a year of being hired to lease the building and ECR was able to bring the building’s occupancy to 92% in August of 2013, which had not been done

at the building with the current ownership. During this same period, ECR managed to increase the lease rates by 15% and there is lease activity on the remainder of the available office suites.
