ECR was hired to provide marketing and leasing services for Brodie Oaks professional plaza in April of 2010. At this time the property had many vacant spaces, several of which had been available for years. Further, the building’s largest tenant was on the brink of closing and there were several upcoming renewals.


ECR developed a marketing and leasing strategy targeted towards obtaining new tenants for the project while working with existing tenants in the best manner possible. The strategy consisted of the following:

  1. Utilized ECR’s in-house marketing resources to create attractive marketing materials for the property.
  2. Strategically executed a direct call, email, and internet marketing campaign targeted towards the brokerage community as well as directly to tenant prospects
  3. Scheduled meetings with current tenants to execute renewals as early as possible
  4. Negotiated with the building’s largest tenant to determine a win-win situation, whereby the tenant would pay transaction costs and a lease termination fee in the event a replacement tenant prospect could be procured
  5. Created and practiced a professional property tour through the project boasting the amenities of the property
    Followed up with all leads and opportunities consistently and effectively

ECR executed new leases within the property immediately after listing the assignment. ECR was able to successfully source a tenant to replace the building’s largest tenant at a higher rental rate, all while having the vacating tenant pay all transaction fees and an additional fee associated with their termination. Following eight leases and/or renewals, ECR was able to bring the building to 100% occupancy in November of 2011 and has worked to keep the property stabilized since.
