- ECR took over the marketing and leasing of the 550,000 SF Bergstrom Technology Center Campus when the property was approximately 36% occupied.
- The ownership had invested significantly to update the project and needed to amplify leasing results.
- Creating high-end and custom marketing collateral to showcase the scale of the project, amenities, great parking, improvements, access/location, and improved suites.
- Created improved spec suites of various sizes, even larger suites up to 35,000 RSF.
- Reached out personally to each active commercial real estate broker in the market to discuss the project and share information.
- Targeted and pursued large-block tenants in the market.
- Created a great tour experience at the property, including marketing centers.
- Within 1 year of being brought on to the property ECR had helped spearhead leasing efforts for 350,000 +/- RSF across multiple tenants to bring the project to 100% occupancy with long-term tenancy.
- On top of the leasing activity, the rental rates were leveraged and brought to a point of being the highest level in the SE Austin office submarket.
