The client was in need of attention and ECR’s initial goal was to assist in locating the perfect asset for the intended use.
When ECR was engaged, Chameleon was in search of 5,000-10,000 square feet of warehouse space; an extremely limited, and highly sought-after, product type in the Austin area.
Strategy
ECR and Chameleon worked together to create a clear and accurate schedule, pricing, and strategy for locating the correct property.
Throughout the planning effort, ECR researched and prepared reports on all recent comparable sales transactions as well as similar properties that were on the market at that time.
Once availability was established and the subject property identified, ECR created an aggressive campaign designed to obtain the optimal pricing for the client.
This plan was immediately implemented as ECR approached sellers’ representatives and the property was under contract within 2 weeks of beginning negotiations.
We purchased the property and its industrial buildings with no tenants, knowing we were comfortable we could fill them with ECR’s assistance. We knew they could help us not only with the right tenants but also the right rates to meet our pre-purchase proforma goals - and they did not disappoint as usual.

Results
ECR successfully represented the purchase of 7110 E Ben White Blvd; two 15,000 SF office/warehouse buildings situated on 5.84 acres located on East Ben White Boulevard in Austin, Texas.
Following the acquisition, ECR was hired to lead leasing efforts, and within 1 year ECR was able to fully stabilize property through effectuating 2 separate 15,000 SF leases to national credit tenants.
