As a result our prospecting efforts, we identified the buyer prior to the listing going on the market.
The buyer had recently closed on a 100-acre site nearby for a planned large-scale multifamily/residential development.
At our suggestion, our client was open to offering seller-financing, which allowed the buyer to close in 8 months opposed to the typical 12+ months for sites of this size.
Furthermore, by leveraging seller-financing, we helped our client defer some tax liability and establish cash-flow for the next three years; which resulted in additional proceeds of 17.5% on top of the agreed upon purchase price.
