ECR was hired in late 2016 to lease the last available space (6,822 RSF) at 220 S. Congress, a 1930’s industrial adaptive reuse building on the banks of Lady Bird Lake and within walking distance to downtown Austin.
This space had been vacant for many years and ownership was interested in hiring a proactive leasing company with fresh ideas.
In addition, the available space was in cold shell condition and the building did not have any parking to offer to its tenants.
Strategy
ECR recommended several ideas to the building ownership, including the addition of creative light fixtures throughout the wide-open shell space as well as finish the concrete floors.
ECR also worked with the building’s architect to prepare a few spec suite plans and created a marketing center within the space, with creative office furniture provided at no cost from an ECR relationship.
ECR’s leasing team also invited several dozen active office tenant rep brokers to lunch within walking distance to the building and then to tour the available space.
Many brokers had not been to this building before and/ or were not aware of the redevelopment plans happening within the immediate area.
ECR did a great job of finding creative approaches on a challenging space. Ultimately, this along with a lot of time and effort got us a result well above expectations.
